Greenbriar Village is a family community centrally located between Disney and Tampa. Residents enjoy the beautiful playground and plenty of room for bike riding. Just outside the community, there is a huge sports center where kids can play basketball and just about any other sport. There is a community pool in Sundance, which is located about a mile and a half away and can be used by residents of Greenbriar. Lovely oak trees surround the park and there is plenty of sunshine to go around.

The Newby Management Corporate Team along with the Greenbriar Village Management Team plans two Resident Appreciation Days every year. In the spring, it's a Strawberry Festival and in the summer a BBQ. Several years ago, Newby management developed a resident satisfaction monitoring system for each of their communities called InsightTRACK. Once a year residents are randomly surveyed for their opinions. Tracking this information from year to year helps management serve its residents better.
